What this job is

Body corporate managers act on behalf of owners corporations (also called strata companies or bodies corporate depending on the state). They coordinate the day-to-day running of shared property. That means organising maintenance, managing budgets, arranging insurance, preparing meeting agendas, keeping financial records, and making sure the property complies with relevant strata legislation. They do not own the property and do not make decisions unilaterally. Their job is to carry out the instructions of the owners corporation and to keep everything running between meetings.
